New Mexico Housing Market Posts Gains In Sales, Prices, & Inventory In May

SANTA FE — New Mexico’s housing market remained resilient in May 2026, with home sales, prices, and inventory all posting gains compared to both the previous month and one year ago. Statewide sales reached 1,820 transactions in May, up 6.9% from April and 2.0% from May 2025.

The median sold price rose to $355,000, an increase of 1.4% from April and 1.0% year-over-year, continuing the state’s trend of steady price appreciation. Total sales volume climbed to $786.6 million, up 11.4% from April and 3.9% from May 2025, while the average sale price increased to $432,215, exceeding both month-ago and year-ago levels. Active listings grew to 5,674 homes, a 6.6% increase from April and 3.2% higher than a year earlier, providing buyers with more choices across many markets. Homes also sold more quickly than in April, with average days on market falling from 57 to 52 days, although slightly above the 50-day average recorded in May 2025. Pending sales remained strong at 1,996 transactions, underscoring continued demand as the market heads into the summer season.

Bernalillo County

Bernalillo County’s housing market remained steady in May, with 651 homes sold, a 2.7% increase from the 634 sales recorded one year earlier. The median sold price rose 3.2% year-over-year to $366,000, while total sales volume increased 4.5% to more than $279.3 million. Homes continued to sell quickly, averaging 32 days on the market compared to 31 days in May 2025. Inventory remained tight, however, with active listings declining 11.1% from a year ago, reflecting continued demand in the state’s largest housing market.

Sandoval County

Sandoval County posted strong gains in May, with sales increasing 8.8% year-over-year to 235 transactions. The median sold price climbed 2.0% to $395,000, while total sales volume rose 15.5% to nearly $106.8 million. The average sale price increased to $454,589, up 6.2% from one year ago. Although active listings declined 7.2% compared to May 2025, buyer demand remained healthy, helping drive continued market activity throughout the county.

Santa Fe County

Santa Fe County recorded one of the strongest performances among New Mexico’s largest markets in May. Home sales surged 30.0% year-over-year, rising from 160 transactions in May 2025 to 208 this year. The median sold price remained about the same as a year ago, while total sales volume increased 22.9% to more than $162.3 million. Homes sold more quickly than a year ago, with average days on market falling from 43 to 37 days. Inventory remained relatively stable, increasing 2.1% year-over-year, helping support continued market momentum.

Doña Ana County

The Doña Ana County housing market continued to expand in May, with sales rising 16.9% year-over-year to 201 transactions. The median sold price increased 3.3% to $329,990, while total sales volume climbed 9.7% to nearly $69.9 million. Active listings grew significantly, up 21.8% from May 2025, providing buyers with more choices than were available a year ago. Despite the increase in inventory, homes continued to move at a similar pace, averaging 64 days on the market compared to 66 days last May.

Chaves County

Chaves County experienced a slower month compared to the previous year, with sales declining 35.1% from 57 transactions in May 2025 to 37 this May. The median sold price slipped slightly to $193,000, down 1.0% year-over-year, while total sales volume decreased 42.6% to approximately $7.4 million. At the same time, active listings increased 18.4%, indicating more available inventory in the market. Homes sold more quickly than a year ago, with average days on market improving from 94 days to 56 days, suggesting that well-priced properties continued to attract buyer interest.
