SANTA FE — New Mexico’s housing market held steady in September 2025, with 1,725 home sales, marking a 0.4% increase from August’s 1,718 and a 12.6% rise year-over-year from the 1,532 homes sold in September 2024. 

The median sold price climbed to $364,500, up 1.25% from the previous month and 7% higher than a year ago.

These figures reflect a market that remains active and resilient heading into fall, with moderate monthly growth and continued strong demand compared to last year.

County Comparisons

Bernalillo County: Bernalillo County’s housing market in September 2025 showed steady year-over-year growth, with 583 closed sales, a 5.6% increase from September 2024. While sales dipped slightly 5.5% from August, buyer activity remained strong across the Albuquerque metro area. The median sold price held firm at $370,000, unchanged from the prior month but up 7.2% compared to last year, signaling sustained upward pressure on home values. Homes spent an average of 37 days on the market, just a modest increase from August, suggesting demand continues to balance with growing inventory.

Sandoval County: In Sandoval County, the housing market continued to build momentum through September 2025, recording 220 closed sales, up 5% from August and nearly 30% higher than a year ago. The median sold price climbed to $399,450, reflecting a 2.4% month-over-month increase and a 9% gain year-over-year, underscoring consistent buyer demand and price appreciation. Homes spent an average of 48 days on the market, just slightly longer than in August, indicating that while competition has eased modestly, well-priced homes are still moving briskly in one of the state’s fastest-growing regions.

Santa Fe County: Santa Fe County saw a strong surge in housing activity during September 2025, with 213 closed sales, a 15% increase from August and a notable 40% jump year over year. The median sold price rose to $688,000, up nearly 13% from August and 11% higher than September 2024, underscoring continued demand in New Mexico’s luxury and mid-market segments. Homes spent an average of 55 days on the market, only slightly longer than the previous month, indicating that buyers remain active and competitive even as prices trend upward heading into the fall season.

Doña Ana County: Doña Ana County experienced a solid boost in home-buying activity in September 2025, with 168 closed sales, up 13% from August and 24% higher than last year. The median sold price rose to $325,200, gaining 6.6% month-over-month and holding steady compared to September 2024. Despite fewer transactions, prices rose sharply — the median sold price reached $245,000, climbing 26% month-over-month and nearly 19% year-over-year, reflecting stronger demand for higher-priced homes. Properties spent an average of 60 days on the market, a notable improvement from both August and last year, suggesting that competitively priced listings continue to attract buyers efficiently even as overall sales volume cools.
