Single Family Home sales held nearly steady from 69 in the 3rd quarter of 2014 to 68 this quarter.
Single Family Home sales volumes also remained nearly flat from $21.1M in 2014 to $21.2M for the 3rd quarter of 2015. Condo and Townhome sales jumped in the 3rd quarter of 2015 to 21 units compared to 14 units sold in the same quarter of 2014.
The median price of Single Family Home sales fell when compared to the 3rd quarter of 2014 or $282,250 to $276,500 in this quarter. During this same period, the median price of Condos/Townhomes also noted a drop off from $151,500 in the 3rd quarter of 2014 to $143,500 in 2015.
“The Los Alamos single family housing market held steady during the 3rd quarter of 2015,” stated Cindy Hollabaugh, president of the Los Alamos Association of REALTORS®. “With no anticipated rise in interest rates, housing prices remain attractive for home buyers.”
The median sales price is determined from only those sales listed on the Santa Fe Association of REALTORS® Multiple Listing Service, which does not include every sale in the area but has been used historically to track trends in the home buying market. The median is the price of a property that falls in the middle of the total number of properties sold during the quarter.
