Los Alamos Single Family Home & Condo Prices Rise

  • Home & Condo Sales Take A Dip

The median price of Single Family Home sales in the Los Alamos area noted a modest increase of 1 percent when comparing the 1st Quarter of 2014 of $228,150 to $230,000 in this quarter.

During this same period, the median price of Condos/Townhomes jumped from $124,750 in the 1st Quarter of 2014 to $160,000 in the 1st Quarter of 2015. Single Family home sales dipped from 41 in the 1st Quarter of 2014 to 37 this quarter. Single Family home sales volumes slipped from $10.6 million in 2014 to $10.1 million for the 1st Quarter of 2015. Condo and Townhome sales held nearly steady in the 1st Quarter of 2015 or 11 units compared to 12 units sold in the same Quarter of 2014.

“Sellers should be encouraged that prices are inching up in the Los Alamos market during the 1st Quarter,” said Cindy Hollabaugh, president of the Los Alamos Association of REALTORS® (LAAOR). “Interest rates are expected to remain stable during the first half of 2015, keeping buyers in the market.”

The median sales price is determined from only those sales listed on the Santa Fe Association of REALTORS® Multiple Listing Service, which does not include every sale in the area but has been used historically to track trends in the home buying market. The median is the price of a property that falls in the middle of the total number of properties sold during the Quarter.
