Letter To The Editor: County Manager’s Response To Letter From Schmiedicke Regarding MRA

Dear Mr. Schmiedicke,

I am not responding to your letter for Council, but here are a few facts about our MRA Districts that may be helpful.

          • Except for public roads/sidewalk, the County does not currently have ownership of properties within either the White Rock MRA or the Downtown Los Alamos East MRA areas. Any timelines of development are not within the County’s control.
          • MRAs can help define how public dollars could be considered to be used in a private development, but any allocation requires a public process for approval that allows for the public to weigh in. Just owning land within a MRA District does not entitle the property owners to any public  funding.
  • The privately held land parcels within the MRA Districts have land use/development rights established by Zoning and our Development Code that are not affected by the MRA.
  • The MRA District could be a good start toward establishing a tax district where new tax revenues generated from the new development could be captured and reinvested in the district, but we are not at that point.
  • The Mari Mac owner is not actively moving any projects forward through the County’s permitting processes at this time.
