Construction is underway again on The Hill Apartments following an approximately month-long pause. Gerald Peters of Peters Corp./LAH Investors, Inc. in Santa Fe is the primary owner of the 149-unit complex at 121 and 141 35th St.
“We’ve resolved a disagreement with the contractor and the project has restarted,” Peters said. “Phase one should be completed in July, and Phase 2 should be completed in September. We are now taking reservations for leases.”
Pavilion Construction has been the contractor on the project since the beginning. Project Manager Angel Garcia confirmed with the Post Monday that work has indeed resumed.
“We estimate the project will be completed within the September-October time frame,” Garcia said.
This project has taken several years to complete. The Los Alamos County Council gave the green light on the project in 2018. The development was realized through the conveyance of land to Los Alamos County from the Department of Energy (DOE) for Economic Development. Los Alamos County partnered with the project to provide off-site infrastructure. A groundbreaking ceremony was held in November 2021, followed by delays during the COVID-19 pandemic.
The apartments are market-rate and consist of seven buildings with 149 units – 30 1bd/1ba, 84 2bd/1ba, and 35 3bd/1ba with 107 garages on 9.23 acres. The complex is designed to feature amenities such as electric car charging stations, pool, spa, pool ramada with fireplace, BBQs and TV, a large outdoor patio, tot lot, and two additional on-site ramadas with BBQs. The community building will include a fitness center, kitchen, and community room with a fireplace.
Los Alamos County Manager Anne Laurent spoke with the Post about the project Tuesday afternoon.
“Certainly, we are all wanting to get the project over the finish line, and we are pleased the contractor is back actively working to bring the project to completion,” Laurent said.
