SANTA FE — New Mexico Association of REALTORS (NMAR) reports that New Mexico’s housing market remained steady in April 2026, with statewide sales totaling 1,702 transactions, a slight decrease from March’s 1,738 sales as the market settled following a strong early spring surge.
Despite the modest month-over-month decline in sales activity, the statewide median sold price increased to $350,000 from $345,950 in March, reflecting continued price resilience. Homes sold more quickly in April, averaging 57 days on market compared to 65 days in March, while active listings increased to 5,321 statewide, offering buyers somewhat more inventory heading into the summer season.
Compared to April 2025, statewide sales activity remained relatively consistent, while median prices showed continued year-over-year appreciation, signaling a market that remains stable and competitive despite broader affordability pressures.

Bernalillo County
Bernalillo County remained stable in April 2026, recording 613 sales, down slightly from 631 sales in April 2025 but up from 595 sales in March 2026. The median sold price rose to $370,000, up from $350,000 both year-over-year and month-over-month, highlighting continued price growth in the Albuquerque metro area. Homes sold faster than in March, averaging 31 days on market compared to 40, while active listings remained relatively steady, signaling ongoing buyer demand despite higher prices.
Sandoval County
Sandoval County posted 198 sales in April 2026, up from 182 sales in April 2025 but down from 209 sales in March 2026. The county’s median sold price was $382,450, down from $399,700 one year earlier and nearly unchanged from March’s median price of $383,000. Homes sold faster than both the previous month and the prior year, averaging 46 days on market compared to 49 days in March and 54 days in April 2025, indicating steady buyer interest despite some softening in year-over-year pricing.
Santa Fe County
Santa Fe County continued to lead the state in pricing, with a median sold price of $562,600 in April 2026. While that figure was down from $629,500 in April 2025 and $595,000 in March 2026, the county remained one of New Mexico’s highest-value markets, with 172 sales and more than $120.5 million in sales volume. Sales activity declined from 184 sales one year ago and 192 sales in March. Homes averaged 71 days on market in April, nearly unchanged from 72 days in March but higher than 65 days in April 2025.
Doña Ana County
Doña Ana County recorded 172 sales in April 2026, a slight decline from March’s 183 transactions but still reflecting healthy market activity overall, especially compared to one year ago when April 2025 sales were 146. The median sold price reached $320,000, representing an increase from April 2025’s median of $312,000, despite easing from March’s median of $327,510.
Homes sold more quickly than in March, averaging 69 days on market compared to 75 the previous month, while active listings continued to climb, indicating improving inventory conditions for buyers in southern New Mexico.
Chaves County
Chaves County experienced moderate cooling in April 2026, with 43 sales compared to 47 in March. Even with the slight decline in activity, the county’s median sold price rose to $247,000, up from both March’s $234,000 and levels recorded one year earlier, reflecting continued price growth in the Roswell market. Homes sold more quickly than in March, averaging 72 days on market compared to 78, while inventory levels remained relatively stable overall.
