The median price of Single Family Home sales saw an increase or $319,000 in the 2nd Quarter of 2017 compared to $300,000 in the same quarter last year.
Single Family home sales dipped from 78 in the 2nd Quarter of 2016 to 58 this Quarter. Single Family home sales volumes noted the drop showing $24.8M in 2016 compared to $19.0M for the 2 nd Quarter of 2017. Condo and Townhome sales increased in the 2 nd Quarter of 2017 to 28 units sold compared to 20 units sold in the same Quarter of 2016.
During this same period, the median price of Condos/Townhomes dropped from $187,500 in the 2 nd Quarter of 2016 to $176,500 in 2017.
“The Los Alamos single family housing market dipped this quarter likely due to higher prices with buyers willing to consider and purchase in other markets,” stated David Horpedahl, President of the Los Alamos Association of REALTORS®.
The median sales price is determined from only those sales listed on the Santa Fe Association of REALTORS® Multiple Listing Service, which does not include every sale in the area but has been used historically to track trends in the home buying market. The median is the price of a property that falls in the middle of the total number of properties sold during the Quarter.
