SANTA FE — New Mexico’s housing market remained steady in June, with closed sales increasing to 1,890 statewide, up 4.4% from 1,810 sales in June 2025 and 3.8% above May 2026’s 1,820 sales. The statewide median sold price reached $352,450, a slight decrease of 0.7% compared to both June 2025 and May 2026, suggesting home prices have remained relatively stable despite increased sales activity.

Total sales volume climbed to more than $842.6 million, representing a 6.5% increase year over year. Inventory also continued to improve, with 6,089 active listings available statewide, up 2.8% from June 2025 and 7.3% higher than May, providing buyers with more choices as the market enters the second half of the year. Pending sales reached 2,014, a 4.5% increase from June 2025 and a modest 0.9% gain over May, while homes spent an average of 54 days on the market, reflecting a more balanced pace than the previous year.

County Comparisons (5 Most Populous Counties)

Bernalillo County

Bernalillo County remained New Mexico’s busiest housing market in June, recording 665 closed sales, a 1.1% increase from 658 sales in June 2025 and a 2.2% gain over May 2026. The median sold price edged up to $365,000, a modest 0.5% increase year over year while remaining essentially flat compared to May’s $366,000. Total sales volume climbed to nearly $298.6 million, reflecting stronger overall market activity driven by both higher sales and a higher average sale price. Active listings decreased 9.8% from one year ago but increased 11.0% from May, giving buyers more options heading into the summer market.

Sandoval County

Sandoval County continued to post one of the state’s strongest performances, with 235 homes sold in June, matching May’s total and increasing 3.5% from June 2025. The median sold price rose to $424,430, up 7.5% from both May and June 2025, marking one of the largest price gains among New Mexico’s largest counties. Inventory improved to 508 active listings, a 6% increase over May, though it remained 9.4% below June 2025 levels. Pending sales also increased to 273, signaling continued buyer demand despite higher prices.

Santa Fe County

Santa Fe County’s market remained strong in June with 181 closed sales, essentially matching June 2025 but decreasing 13% from May. The median sold price reached $622,200, a 0.3% increase from May but still 6.5% below June 2025’s elevated median of $665,000. While total sales volume declined from both the previous month and year due to fewer luxury transactions, active listings rose to 735, up 5.6% from May, giving buyers more inventory while pending sales climbed to 216, matching June 2025 and improving significantly from May.

Doña Ana County

Doña Ana County recorded another solid month with 224 closed sales, an increase of 39.1% from June 2025 and 11.4% over May 2026. Although the median sold price of $317,475 was 6.2% higher than a year ago, it slipped 3.8% from May’s record level, reflecting a shift in the mix of homes sold rather than a broad decline in home values. Inventory continued to expand to 799 active listings, up 28.3% year over year and 3.5% from May, while pending sales remained elevated at 244, highlighting continued buyer activity.

Chaves County

Chaves County continued its upward momentum in June with 59 closed sales, a 25.5% increase from June 2025 and nearly 60% higher than May. The median sold price settled at $200,000, down 8.0% from June 2025 but 3.6% above May, while total sales volume reached nearly $14.0 million, up 21.9% year over year and almost doubling May’s total. Active listings increased modestly from both the previous month and last year, suggesting improving inventory alongside stronger buyer demand.
