Los Alamos Single Family Home Prices Up 10 Percent

The median price of Single Family Home sales jumped 10 percent when compared to the 2nd Quarter of 2017 or $319,500 to $351,475 in this quarter.
 
Single Family home sales remained level at 58 units sold in both the 2nd Quarter of 2017 and the current quarter. Single Family home sales volumes also rose from $19M in 2017 to $22.4M for the 2nd Quarter of 2018 reflecting the increase in home prices. Condo and Townhome sales remained nearly flat in the 2nd Quarter of 2018 at 27 units sold compared to 28 units in 2017. During this same period, the median price of Condos/Townhomes noted an uptick from $176,500 in the 2nd Quarter of 2017 to $190,000 in 2018.
 
“The Los Alamos housing marketing continues to track on par with sales from last year but with prices surging up. The lack of inventory continues to put upward pressure on prices.” stated Carrie Montoya-Pegg, President of the Los Alamos Association of REALTORS®.
 
The median sales price is determined from only those sales listed on the Santa Fe Association of REALTORS® Multiple Listing Service, which does not include every sale in the area but has been used historically to track trends in the home buying market. The median is the price of a property that falls in the middle of the total number of properties sold during the quarter.
