Los Alamos Home Prices And Condo Sales Rise

The median price of Single Family Home sales saw an increase or $310,000 in the 3rd Quarter of 2017 compared to $279,500 in the same quarter last year.
 
Single Family home sales dipped from 94 in the 3rd Quarter of 2016 to 75 this quarter. Single Family home sales volumes noted the drop showing $29.5M in 2016 compared to $26.8M for the 3rd Quarter of 2017. Condo and Townhome sales dipped in the 3rd Quarter of 2017 to 25 units sold compared to 30 units sold in the same Quarter of 2016. During this same period, the median price of Condos/Townhomes jumped from $171,500 in the 3 rd Quarter of 2016 to $182,000 in 2017.
 
“Los Alamos housing prices continue to show gains with sales dipping slightly in our 3rd Quarter,” said David Horpedahl, president of the Los Alamos Association of REALTORS®. Both prices and inventory have increased this quarter compared to the same quarter last year but sales have dropped appreciably.
 
The median sales price is determined from only those sales listed on the Santa Fe Association of REALTORS® Multiple Listing Service, which does not include every sale in the area but has been used historically to track trends in the home buying market. The median is the price of a property that falls in the middle of the total number of properties sold during the Quarter.
