A report released by the Los Alamos Association of REALTORS® (LAAOR) shows Single Family Home sales moved from 68 in the 3rd Quarter of 2016 to 94 this Quarter.
The median price of Single Family Home sales held nearly steady when compared to the 3rd Quarter of 2016 or $276,500 to $279,500 in this Quarter. Single Family Home sales volumes also rose sharply from $21.2M in 2015 to $29.5M for the 3rd Quarter of 2016 reflecting the surge in sales.
Condo and Townhome sales also increase in the 3rd Quarter of 2016 to 30 units sold compared to 21 units sold in the same Quarter of 2015. During this same period, the median price of Condos/Townhomes rose from $143,500 in the 3rd Quarter of 2015 to $171,500 in 2016.
“The Los Alamos single family and condo housing market continues to grow in sales with prices leveling off a bit this quarter,” LAAOR President David Horpedahl. “There has been an unusually small inventory this year and homes have sold readily if they were priced right for the type and condition of the property. It seems that buyers are cautious enough to not get prices over inflated but the overall market is doing well.”
The median sales price is determined from only those sales listed on the Santa Fe Association of REALTORS® Multiple Listing Service, which does not include every sale in the area but has been used historically to track trends in the home buying market. The median is the price of a property that falls in the middle of the total number of properties sold during the Quarter.
